Is 2021 the Year of the Home?

A lot has happened over the course of this past year, and if you are like me, you are looking forward to the New Year. However, I have never been one for crafting New Year’s resolutions. OK, maybe it was that I have never been one for keeping resolutions. True story.


About 13 years ago, I was a fifth-grade elementary teacher, and one of my students put it all into perspective for me. I assigned a writing prompt asking students to describe their New Year’s resolution and all the reasons why it was important to you. In his opening paragraph, my fifth-grade student stated proudly that his New Year’s resolution was to not make a New Year’s resolution. Witty boy! He went on to explain that instead of making something up that he knew come January 17, he wouldn’t be thinking about anymore, he simply decided to go on record that he would work to, “do things that were important to him.” Ahh. What wisdom this 10-year-old boy had. It was then I knew I would live my life this way too, by doing all the things that were important to me.


So, how does this anecdote relate to 2021 being “The Year of the Home?” If you find yourself looking to do any of the following, then 2021 can be “The Year of the Home” for you:

· Become a first-time home buyer

· Move into the home of your dreams

· Sell your home and cash out your equity to do all the things that are important to you


The real estate market has changed considerably over the last three years. Inventory is at record low. Interest rates are incredibly low. Home values have dramatically increased. Most homes for sale in 2020 received multiple offers and yep, some appraisals came in low. As a home buyer, how do you compete in this type of market?

 

You need to enact the services of a Buyer’s Agent, someone who is experienced with crafting offers, strong negotiation skills, and dedicated to looking out for your best interest. Buyer’s agents services are typically paid for by the seller. You also need a strong, reputable lender and a good buyer’s agent has strong relationships with good lenders.

As a home seller, how do you guarantee the best return on your investment? You need someone to navigate you through the process. Someone who has the resources to coach you through the steps to prepare you home for the market. Now more than ever is the time to enlist the guidance of a real estate professional to help you achieve what is important to you.
